Abstract

Construction industry contributes significantly in improving socio-economic growth of a country. However, this industry faces a chronic issue in the form of time overrun and cost overruns. Time and Cost overrun is a major issue that occurs globally, damaging both large and small scale projects daily. Time and Cost overruns result from various factors which are essential to identify for improving time and cost performance in construction project. Hence, this study was carried out to assess the level of importance of management related factors contributing to the time and cost overruns in construction project of Malaysia.  It also reviews previous research carried out in this regard. Data were collected through a structured pre-tested questionnaire from consultant, contractor and client and was based on 51 factors found from literature. These factors were further categorized into 2 groups that represent the major causes of Time and Cost Overruns. The responses from all respondents are analyzed using SPSS and Microsoft Excel and sample size is taken as 137. Evaluated results of collected data indicated that the top most related factor to construction resource management and site management factors of time overrun are financial difficulties of owner and delay in material procurement respectively. Similarly, Cost overrun factors are financial difficulties of owner and inaccurate time and cost estimates. These overrun factors are ranked accordingly, so that mitigating measures can be undertaken where they are most needed to improve the performance and reduce the overall time and costs of construction projects of Malaysia
